When you think of your “dream home,” what comes to mind? For many, it’s a picture-perfect property with every detail exactly as envisioned. But here’s a little secret from my years as a Fort Hunt and Northern Virginia real estate expert: waiting for that perfect home can actually hold you back from achieving true homeownership success.

It’s easy to get caught up in the idea of finding a flawless home—the one with the ideal layout, dream kitchen, and perfect backyard. However, the search for perfection often means delaying your entry into the market, and in a dynamic real estate landscape, this waiting game can lead to missed opportunities. Market conditions change, prices can rise, and that “perfect” property may end up as a distant memory while you watch opportunities pass by.

In 2013, my husband and I bought our first home—a two-bedroom townhome in an Arlington neighborhood that fit our budget. It wasn’t our dream home, but it was a solid first step. By 2019, with two kids in tow, we were ready for more space and a backyard. We sold that first home for $100,000 more than we had paid for it, which gave us a great foundation for our next move.

Still, move-in-ready homes in Fort Hunt were out of our price range. So we shifted our focus and found a home with the layout we wanted, on a quiet street, and—most importantly—within our budget. It was outdated, but completely livable. Over time, we began updating it room by room, turning it into a place that truly felt like ours.

If we had waited for our dream home we would still be waiting. Instead we are making our home our dream, little by little. 

In 2021, we were able to refinance when interest rates dropped, which helped reduce our monthly payment. Then, in January 2025, we accepted an overseas job opportunity. Thanks to the equity we’ve built and our low mortgage, we’ll be renting out the home for more than our monthly payment—allowing us to save for future renovations while we’re away.

True Story - 6 years ago I helped clients buy a home in Alexandria but their real dream was to live in Capitol Hill - a dreamy DC neighborhood.  They could not afford Capitol Hill at that time and settled for a townhouse they were less enthusiastic about but was within their budget. Fast forward 6 years and this couple is now selling their townhome and will walk away with close to $200,000 to put toward their dream Capital Hill home.

True story - I bought my first home in Fort Hunt in 2015.  My husband and I struggled to save the $25k we needed for our downpayment and closing costs.  The home we bought needed a lot of work, which we could not afford at the time.  By 2018 we had enough equity in the house that we were able to take out a $65k equity line to do a small addition and renovate the kitchen.  Next we replaced all the doors and windows and then renovated all of the bathrooms.  In 2023 we sold the home and made a $400k profit.  We used $300k to put down on a house that was twice the size and the other $100k to flip a house.  We made another $160k off of the flip.  Think of how much money our original $25k made us!  This is the power of buying real estate as soon as you can.

Huntington at Mount Vernon - Townhomes in the Huntington at Mount Vernon community are currently priced between approximately $600,000 and $700,000. This neighborhood offers residents a private community pool and close proximity to Little Hunting Creek, with some homes providing scenic waterfront views. Additionally, the area is served by Stratford Landing Elementary School, making it an attractive option for families seeking an affordable alternative to Fort Hunt.​

Bucknell Manor - Located in Alexandria's 22307 zip code, offers single-family homes typically priced between $600,000 and $800,000. The neighborhood features amenities such as nearby parks and is in close proximity to Little Hunting Creek, providing opportunities for outdoor recreation. Families in Bucknell Manor are served by Belle View Elementary School, making it an appealing choice for those seeking an affordable alternative to Fort Hunt.​
