Renovating 2612 Stirrup Lane: A Randall Model Transformation
A Direct Call From a Homeowner—and a Different Kind of Sale
Every renovation has a story, and 2612 Stirrup Lane began in a way that doesn’t happen every day. I was contacted directly by the homeowner, who was looking for a quick and easy sale—no repairs, no prep, and the ability to leave most of the belongings behind. I was able to accommodate all of her requests, and before long, we had a deal in place. These are the kinds of opportunities that remind me why I love what I do, especially when I can make a stressful situation feel simple and respectful for a homeowner.
Why the Randall Model Works So Well for Renovation
The house is a Randall model, which is one of my absolute favorites in Stratford Landing. These homes have such great bones, with layouts that lend themselves beautifully to thoughtful renovations. This one, in particular, came with some incredible outdoor features—a spacious deck with water views and a gorgeous brick patio. The patio only needed minor repointing, making it an easy decision to preserve something that already worked so well.
Clearing the Home With Care and Intention
Before any real work could begin, we needed to clear out the home. I brought in Department of Junk, who did an amazing job removing all of the furniture and belongings responsibly. They try to auction and sell as much as possible, sending as little as they can to the landfill, which was especially important to me on this project.
With the home cleared, it was time to demo and get to work.
Planning the Layout: Where Vision Meets Expertise
I usually have a strong vision for which walls I want to come down and a general sense of how I want the kitchen laid out, but I always bring in my friend Ziba Shojayi of Ziba by Design to fine-tune the kitchen layout and double-check all bathroom measurements. That extra layer of expertise makes a huge difference and saves headaches later on.
Selecting Materials and Setting the Design Direction
Once the plans were finalized, it was time to order materials. We use a massive shared spreadsheet—and I mean massive—to track everything going into the house: baseboards, light fixtures, vanities, faucets, cabinet knobs… if it belongs in the home, it’s on the list. My inspiration usually comes from a mix of Pinterest, past projects, and whatever the house itself is telling me. This time, I’m completely over the moon about the laundry room flooring—a faux limestone tile that is absolutely incredible and ended up setting the tone for more than one space.
Exterior and Interior Paint Choices That Honor the Home
For the exterior, we painted the house White Duck by Sherwin-Williams, paired with Mindful Gray shutters. We kept the shutters tied back to maintain the character of the home. Inside, the entire house was painted White Dove by Benjamin Moore, my favorite creamy white. That said, this is my fourth time using it—so I may need to shake things up on the next one.
Designing Bathrooms One Thoughtful Choice at a Time
Bathrooms are always the hardest spaces for me to design. I usually start with one element I’m dying to use and build everything else around it. In the hall bath, that starting point was the Starcloud tile by Laura Ashley—and honestly, what’s not to love about something named Starcloud? From there, every other decision had to complement that tile.
In the primary bath, a Home Depot vanity—one I’ve now used in every house—set the tone. The faux limestone flooring carried into the half bath as well, creating a soft English country vibe that flowed naturally through the rest of the design choices.
Landscaping That Complements the Renovation
This renovation also pushed us into new territory with landscaping. With guidance from our friend Brian at Delray Landscapes, we created a plan that stayed within budget while still making a big impact—proof that thoughtful landscaping doesn’t have to be overcomplicated to be effective.
The Finished Kitchen—and a Layout Worth the Wait
Like many renovation projects, we did experience a delay with the kitchen cabinets. But once they arrived, it was absolutely worth the wait. The final layout is amazing—truly the best kitchen layout I’ve seen in a Randall model. Not to brag, but I’m honestly not sure why no one has done it this way before!
Final Inspections, Staging, and Bringing It All Together
As with every project, we wrapped things up with a professional home inspection to ensure everything was functioning properly and to avoid any surprises down the line. The home was then professionally cleaned, staged, and photographed and filmed by Peter Paploukos, who always does an incredible job capturing the finished product.
